TENANT RULES & REGULATION
- The tenant should ensure that they pay rent and maintenance fees 1000/- per month till the tenure of tenancy period on time to Rama Synergy Spaces.
- Maximum permitted occupancy is of 4 persons in 2-bedroom apartments and max of 6 persons in 3-bedroom apartments. The services of the project are designed for a particular number of residents. Excess occupancy adversely affects services like water supply, sewage treatment, etc.
- The tenant will not use the apartment for any commercial use.
- The tenant is not allowed to do any structural alteration in the apartment without permission of the owner and promoter.
- Outdoor units of air conditioners shall be installed only at designed locations.
- Details of police verification of domestic helpers, drivers, servants etc. must be informed to facility management/security.
- The tenant must ensure no damage is caused to any asset of the society in common area during shifting of the apartment and during his tenancy period, if any such damage occurs by any means tenant will be liable to pay the charges for the same.
- The tenant must strictly park their vehicles at the allotted parking location for the apartment.
- The tenant has to maintain common areas clean.
- Dry & wet segregation of garbage must be strictly followed.
- The tenant will be responsible for the actions of their guests.
- The tenants are strictly prohibited from doing loud parties, keeping illegal weapons, consumption of drugs in the apartment, else appropriate action shall be taken by law.
RULES AND REGULATIONS OF SOCIETY
- Before renting apartments, it is mandatory to take written permission from the promoter/society. Permission shall be given only for residing families/working bachelors/corporate guesthouse.
- Police verification, rental agreement is mandatory before tenants are permitted to move in.
- Renting of apartments for hospital, clinic, storeroom, warehouse, hostel, hotel, paying guest, serviced apartment, cot basis, mess and canteen is not permitted.
- A tenant should regularly pay the maintenance charges in order to use the common area facilities.
- A tenant should ensure that they pay rent and maintenance fees on time.
- Owner shall pay 10% additional maintenance charges in case of rented apartments.

- Owners/Residents will ensure that the workers carrying out furniture work or any interior works do not cause nuisance to the other residents. Use of passenger lifts is not permitted for moving of any furniture/material etc.
- Due to wind, doors of apartments can hit hard on the door frames causing damage to the door frames, locks, hinges etc. Owners/Residents must keep doors open only by engaging the door stopper or keep the doors closed and locked properly. In case this is not strictly followed then any damages caused due to doors, due to wind, shall not be the responsibility of the promoter.
- Owners/Residents are not to enclose the balconies/dry balconies at any time for any reason whatsoever.
- Owners/Residents will not tamper nor damage fire fighting equipment i.e. fire pipes, sprinklers, fire/smoke detection system, smoke alarms etc.
- Owners/Residents will not dry/hang clothes in balcony adjacent to the living room. Fine/Penalty of minimum rs.1000/- shall be payable for every incidence.
- Owners/Residents will pay a fine/penalty of minimum 1000/- per incident in case car/two wheeler is parked in any common and unauthorized areas.
- Owners/Residents will not carry out any unauthorized changes or alterations in the apartments.
- Owners/Residents are not allowed to park their vehicles in society parking without vehicle stickers provided by society.
- The Promoter is not liable for issues regarding electricity metres/piped gas/DTH TV/Broadband/any other external services and their reading, billing etc.
- Tenants have to maintain the common areas clean.
- Tenants are responsible for the actions of their guests.
- Tenants should have apartment dumpster etiquette.
- Tenants should avoid having big parties or loud get-togethers.
- Outdoor units of air conditioners shall be installed only at designed locations.
- Owner/Residents are not permitted to access the top terraces.
- In case the apartment is locked then ensure that master water tap, piped gas, and electricity are switched off.
- Dry and wet segregation of garbage must be strictly followed.
- Consumption of alcohol and smoking in any of the common areas is strictly prohibited.
- For any assistance, Owners are requested to send email only to concerned person/society office.
- If any complaint regarding consumption of illegal drugs, vandalism or destruction of common area property, unlawful assembly or activities like fighting or behaviour listed above on rules may also be reported/handed over to the police for appropriate as per law as well as the resident is liable for expulsion from apartment immediately.
